Find Me a Tenant! Santa Cruz Property Management Advice

Usually, when landlords come to us and ask us to find them a tenant, what they really want to ask us is to find them a good tenant. The best way to do that is through our advertising and our tenant screening process.

We have a very large advertising network, and we use syndication. Our advertising is very high quality and professional. We cast a wide net with the various online websites we use. We put ads up on all the big sites, those that people know and recognize such as Zillow, Trulia and Craigslist. Then, there is a whole syndication network beyond those websites that we always utilize for our property listings. It helps us to cast an even wider net and give us the best pool of candidates possible for our property owners.

We maintain a written list of rental criteria that all of our applicants need to meet before they will be considered for a property we manage. That leaves no question about any discrimination. We set our policy right up front so people know exactly what we require in the tenants we are looking for.

We do a thorough background check and tenant screening before we make the decision to hand over the keys to your investment property. This is necessary to ensure you are getting the best tenant in your home, and someone who will not cause problems later on. We want our owners to feel comfortable with the tenants we place in their properties.

The length of time it takes to fill a vacancy is really based on the price point of the property and the velocity of the rental market. These are things we discuss with a property owner before we set the final price and go to market with it. Again, setting the price too high can create a longer vacancy, so we like to discuss price range extensively with our owners. Lost rent is revenue you will never get back, and we are very aware of that. We take your bottom line seriously and do everything we can to get a good tenant into your property.

    It’s interesting that you have a very large advertising network and use syndication which you say provides the best pool of candidates possible for your property owners. Once you attract potential tenants, we highly recommend running a credit report which will uncover any potential problems early in the application process.
